Garitage Park – multifunctionality in five dimensions
Garitage Park is a large scale residential and business compound situated on a area of 167 000 square metres and will fulfill the following five functionalities – offices, residential apartments, green spaces and park environment, educational, amusement and sports facilities.
Garitage Park will have 95 000 square metres of office space. During the first stage of the project two five-storey office buildings will be built with a total rental space of 30 000 square metres. The floor space will start from 2 400 sq. metres up to 2 700 sq. metres and will be appropriate for companies looking for comfort and spaciousness for their employees and staff members.
By 2018 Garitage Park will offer the families of the capital and the district, as well as those working in the office zone of the project, 130 residential units with a total floor space starting from 95 square metres up to 210 square metres. These homes will be situated in 48 row houses and apartment buildings with the necessary professional management and maintenance carried out by qualified professionals – 24-hour security service and video surveillance, cleaning, rubbish disposal, maintenance of common grounds and green spaces, as well as guarantee maintenance.
Apart from the traditional landscape architecture of the area between the buildings, within the compound a park with a lake, encompassing a total space of 90 000 square metres, will be erected. The park will include children’s playgrounds and sport facilities. The higher buildings will be situated in the north-eastern part of the project, thus giving priority to a larger percentage of greenery. The compound will dispose of 4000 underground parking spaces.
Garitage Park will have an international elementary school for 500 children, as its sports halls will be accessible after school hours for all residents of the district.
The inhabitants and visitors of Garitage Park will avail themselves of the recreation facilities – a sports center with a 25-metre swimming pool on a total area of 3 000 sq. metres. In addition to this there will be a number of outdoor sports grounds.
Garitage Park is the first multifunctional compound in Central and Eastern Europe which is to be certified according to the BREEAM international standard for ecological, economic and social stability.
One of the basic requirements of the residential buildings, certified to BREEAM, is for them to be energetically effective and to utilize “Green energy” resources. That is why in Garitage Park the contractors are integrating some of the best world practices in connection with stable residential construction and are using construction materials of the highest quality. More warmth at lower energy consumption. Special thermal pump systems with a nearly four times higher coefficient of transformation of energy in comparison with other energy resources have been chosen for the project. On top of the apartment buildings there will be sun collection panels which will ensure hot water for the households of Garitage Park. The aim once again being to minimize energy consumption, as well as to minimize harmful emissions.
Another requirement is the improvement of the transport infrastructure, for which an expansion of the road lanes is envisaged and the addition of new roundabouts. Also the use of alternative transport means is encouraged (cycle lanes and shared transportation are envisaged, as well as expansion of the existing public transport system).
For the convenience and needs of those living and working within the compound there will be a vast number of social services – restaurants, cafes, branches of postal offices and banks, a pharmacy and a supermarket.
